Resident Screening


The Apartment industry is rapidly growing, with over 4,481,360 individual apartment units.  Based on the national average of a 15% mix of individual apartment units per quarter, this market has the potential of providing 672,000 transactions quarterly.

The Goal of any investment property is to produce income.  The major source of this income is rent; therefore, the financial stability of each renter plays a major roll in the economic success of any income property.


Each landlord will need a "screening and selection policy", which is a document outlining the criteria by which the landlord will accept an applicant. This is required by fair housing when a screening process is used.

We will supply you with a complete rental history;  verifing current and former rental information.

We provide a full credit profile. We check the applicant's name, current and former addresses, social security number, employers, retail credit lines and public records, i.e. collections, judgments, liens, forced evictions and bankruptcies.

We check criminal records for felonies, misdemeanors, evictions, domestic violince and also driving records.
